October Bto Exercise Include About 3300 Flats Wait Times Less Three Years

HDB announced in an October 12 release that the upcoming Build-To-Order (BTO) sales exercise for the month will offer a total of 9,100 flats for sale. Among these, 3,294 units will be Shorter Waiting Time (SWT) flats, which have waiting times of less than three years.

Additionally, as part of Singapore’s ongoing efforts towards long-term urban planning, the northern region is constantly evolving and rejuvenating. The SWT flats will be available across four BTO projects located in Bedok, Sengkang, and Yishun, offering a mix of two-room flexi to 3Gen flats. In addition, there will also be Comunity Care Apartments (CCA) targeting the needs of senior citizens.

This October exercise marks a significant increase from HDB’s earlier target of 4,500 SWT units for 2025, with a total of 4,690 units being launched. As part of their efforts to address housing demand and shorten waiting times for buyers, HDB plans to roll out around 4,000 SWT flats annually over the next two years.

According to Eugene Lim, key executive officer at ERA Singapore, this launch signals a deliberate shift by HDB to cater to the evolving needs of buyers. Lim also believes that the increased availability of SWT flats will benefit first-time buyers who may be more inclined to opt for the resale market due to urgency, thus contributing to the stabilization of resale prices which have been on the rise in recent years.

Out of the four SWT projects, two are located in Yishun, with an estimated waiting time of 2 years and 7 months. Yishun Glade, situated at the corner of Yishun Street 31 and Yishun Ring Road, offers a total of 569 units across four 15-storey residential blocks, featuring two-room flexi and four-room flats. The development boasts recreational facilities such as a children’s playground, fitness stations, a rooftop garden, and a senior care center. Its nearby amenities include Junction 9, Yishun Mall, and Yishun Public Library.

The other SWT project in Yishun, Chencharu Grove, is located along Bah Soon Pah Road and Chencharu Link. It offers 826 units distributed across six residential blocks, with unit types ranging from two-room flexi to five-room flats. The development is conveniently located near Khatib MRT Station on the North-South Line, as well as amenities such as Khatib Central, Wisteria Mall, Northpoint City, and Yishun Hawker Centre. Lim predicts that Chencharu Grove will be a popular choice among buyers due to its proximity to an MRT station and schools such as Peiying Primary, Naval Base Secondary, and Chung Cheng High (Yishun). Its inclusion of five-room units may also appeal to larger households. Additionally, the project will feature a 418-unit Single Room Shared Facilities (SRSF) public rental block, replacing the pilot site at the former Anderson Junior College hostel along Ang Mo Kio Avenue 8.

In Sengkang, Fernvale Plains along Fernvale Street will comprise five residential blocks, including a rental block, offering a total of 830 units spanning two-room flexi, four-room, and five-room flats, along with 207 CCA units. The development features shared community spaces like gardens, fitness stations, and a preschool, and is situated near Seletar Mall, Fernvale Community Club, and Compass One. Its estimated waiting time is 2 years and 8 months.

The final SWT project, Ping Yi Court, is located on Chai Chee Street in Bedok. It comprises five 15-storey blocks with a total of 862 units, ranging from two-room flexi to 3Gen flats. The development is designed around a central courtyard and offers amenities such as a preschool, playground, rooftop garden, and fitness stations. Residents will have easy access to Kaki Bukit 511 Market and Food Centre, Bedok Mall, and Heartbeat@Bedok, with the Bedok and Kembangan MRT stations (on the East-West Line) within walking distance. This project has the longest waiting time among the four, at 2 years and 9 months.
