October Bto Exercise Include About 3300 Flats Wait Times Less Three Years

HDB has announced that the October Build-To-Order (BTO) sales exercise will offer a total of 9,100 flats for sale. Among these, 3,294 units are Shorter Waiting Time (SWT) flats, which have waiting times of less than three years. This is according to a press release issued by HDB on October 12.

The SWT flats will be distributed across four BTO projects located in Bedok, Sengkang, and Yishun. They will consist of a mix of two-room flexi to 3Gen flats, as well as Community Care Apartments (CCA) for seniors.

The launch of these SWT units in October brings the total number of units released in 2021 to 4,690, exceeding HDB’s initial goal of 4,500 units. In the next two years, HDB has plans to release around 4,000 SWT flats annually in response to housing demand and to reduce waiting times for buyers.

Realizing the changing needs of buyers, HDB has made a deliberate shift by offering more SWT flats, making up over a third of the October BTO launch. According to Eugene Lim, key executive officer at ERA Singapore, this is meant to attract first-time buyers who may turn to the resale market due to urgency. This will also help stabilize resale prices, which have been on the rise in recent years.

Two of the four SWT projects are situated in Yishun, both with an estimated waiting time of 2 years and 7 months. Yishun Glade, located at the corner of Yishun Street 31 and Yishun Ring Road, boasts 569 units spread across four 15-storey residential blocks, offering two-room flexi and four-room flats. It features amenities such as a children’s playground, fitness stations, a rooftop garden, and a senior care center. Surrounding amenities include Junction 9, Yishun Mall, and Yishun Public Library.

Another SWT project in Yishun is Chencharu Grove, situated along Bah Soon Pah Road and Chencharu Link. This project offers 826 units spread across six residential blocks, with unit types ranging from two-room flexi to five-room flats. Its proximity to Khatib MRT Station on the North-South Line and amenities such as Khatib Central, Wisteria Mall, Northpoint City, and Yishun Hawker Centre make it an attractive choice for buyers. Lim predicts that Chencharu Grove will be one of the most popular projects in the October BTO exercise, especially due to its proximity to schools such as Peiying Primary, Naval Base Secondary, and Chung Cheng High (Yishun). He also expects larger households to be drawn to this project due to the inclusion of five-room units. Additionally, a 418-unit Single Room Shared Facilities (SRSF) public rental block will be built, replacing the pilot site at the former Anderson Junior College hostel along Ang Mo Kio Avenue 8.
