Hoi Hup Realty Secures Go Ahead High Holborn Redevelopment
Singapore-based developer Hoi Hup Realty has received approval from the City of London Corporation for its newest project, ‘High Holborn’. The project is a significant redevelopment of a 1.4-acre island site that includes three buildings: 322 High Holborn, Holborn Gate, and 44 Southampton Buildings. According to a press release on June 18, the four-year project was made possible through a series of strategic acquisitions by Hoi Hup, which brought together a total of 250,000 sq ft of office space.
Gleeds, a construction and property consultancy, Make Architects, leasing advisors Savills, and planning consultants Newmark, have been appointed to lead the redevelopment. The project is expected to deliver over 370,000 sq ft of new Grade A workspace designed for modern occupiers. It will also include a new cultural venue, the ‘Holborn Dome’, a public pocket park at Southampton Buildings, and improved ground-floor amenities and accessibility.
The revitalized site will offer flexible floor plans, wellness spaces, and terraces, and will prioritize sustainability with BREEAM ‘Outstanding’ and EPC ‘A’ ratings. The development’s location is strategic, adjacent to Chancery Lane underground station, and within minutes of Farringdon Station and the Elizabeth Line.
Hoi Hup’s chairman, Wong Swee Chun, expresses gratitude to the City of London Corporation for their collaboration and enabling the project to move forward. He adds that the scheme will be the “western gateway for future development” and one of the most significant office consents in the Square Mile.
According to Tom Sleigh, chairman of the City of London Planning and Transportation Committee, the project aligns with their vision for the Square Mile – to deliver top-quality office space while also providing public spaces for everyone to enjoy. The ‘High Holborn’ project showcases Hoi Hup’s commitment to creating developments that enhance the city’s competitiveness while enriching the community.
