Starpoint Development Sold for $55.3 Million

Starpoint, a prominent freehold residential development at 319 Pasir Panjang Road, was recently purchased for $55.3 million, surpassing its reserve price by 10%. The sale was managed by ERA Singapore, with the property being acquired by Stalford International Education, part of the Stalford Education Group.

Future Plans for Development

The new owners, linked to educational services, plan to transform the site into a hospitality or residential facility for students, possibly as a hotel, student hostel, or serviced apartments, contingent on the approval of relevant authorities.

Financial Details of the Transaction

The transaction price translates to approximately $1,429 per square foot per plot ratio. This includes a Land Betterment Charge of about $20.27 million aimed at maximizing the plot ratio to 1.4.

In comparison to other developments, Sembawang Road EC also reflects significant investment potential, particularly for those looking into newer residential options in Singapore.
