Ura Launches Tenders Tanjong Rhu Road Dairy Farm Walk And Dover Drive Gls Sites
Government Land Sale Tenders Launched for Three Sites
The Urban Redevelopment Authority (URA) has initiated the tender process for three sites as part of the second half of the 2025 Government Land Sale (GLS) program. These sites, all under a 99-year leasehold, are situated at Tanjong Rhu Road, Dairy Farm Walk, and Dover Drive, with potential to deliver 525, 480, and 625 residential units respectively.
Tanjong Rhu Road Site Overview
Marking its first offering in nearly three decades, the Tanjong Rhu Road site covers an area of 131,743 square feet, with an allowable gross floor area of 455,156 square feet. Positioned within proximity to the Tanjong Rhu and Katong Park MRT stations, it is also close to educational institutions such as Dunman High School and Chung Cheng High School. The area’s connectivity is enhanced by the nearby Singapore Sports Hub, part of the Kallang Alive Masterplan which aims to develop community-focused waterfront spaces and recreational amenities.
In a related context, for those interested in upcoming residential developments, the Sembawang Road EC project offers a noteworthy comparison point, illustrating the continued expansion and appeal of new residential zones in Singapore.
Dairy Farm Walk Site Poised for Development
As the fourth parcel to be launched in the Dairy Farm area, the site at Dairy Farm Walk spans 316,937 square feet with a maximum gross floor area of 443,714 square feet. It is strategically located near Hillview MRT Station and surrounded by educational centers and shopping facilities like Dairy Farm Mall and Hillion Mall. This site is expected to cater particularly to HDB upgraders and those seeking a more secluded living environment in the region.
New Residential and Commercial Opportunities at Dover Drive
The Dover Drive site, notable for being the first in the new Dover-Medway neighborhood, encompasses 145,505 square feet and is zoned for both residential use and commercial activity on the first floor. The site’s proximity to the one-north MRT Station and local hubs like Holland Village enhances its attractiveness. This new plot aims to serve the substantial workforce in the one-north area, potentially attracting young families and investors interested in the locality.
The closing dates for the tenders are staggered across the first quarter of the year, with Tanjong Rhu Road closing on February 5, Dairy Farm Walk on January 22, and Dover Drive on March 26.
