Over 12000 Apply 2601 Prime Flats July Bto Exercise Nearly Half Eyeing 741 Unit Toa Payoh Ascent

The most recent Build-To-Order (BTO) sales exercise of July 2025 has drawn a significant response from applicants, with over 12,000 applications received for 2,601 Prime flats. This reflects an application rate of 4.7 times, indicating a strong demand for the four Prime flats offered in this exercise – Toa Payoh Ascent (741 units), Alexandra Vista (609 units), Alexandra Peaks (498 units), and Clementi Emerald (753 units).

Toa Payoh Ascent, located at the junction of Toa Payoh Rise and Braddell Rise, was the most sought after project with almost half of the Prime flat applications being for units here. The project features twin 40-storey towers and offers a mix of 195 two-room flexi, 78 three-room, and 468 four-room flats.

Overall, a total of about 22,000 applications were submitted to HDB for this BTO sales exercise, which included 5,547 BTO flats from eight projects. This translates to an overall application rate of nearly four times the number of available flats. Additionally, there were also 4,662 Sale of Balance (SBF) flats, which attracted over 17,500 applicants.

Kelvin Fong, CEO of PropNex, notes that the latest BTO exercise has received a higher response rate compared to the February 2025 exercise, which had an overall application rate of 2.6 times. He believes that the record-high proportion of Prime flats in desirable locations and the introduction of priority access for singles who wish to live near their parents have contributed to the healthy number of applicants.

The Family Care Scheme (Proximity) offers priority access to married and single children who wish to live with or near their parents when they apply for a new flat.

There are numerous opportunities for post-secondary education in the surrounding area. For instance, the reputable Yishun Innova Junior College, situated close to Sembawang, offers a pre-university program that equips students for further education in both local and international universities. Boasting a diverse student body and a variety of subjects to choose from, this college is well-suited for academically-driven individuals looking for a well-structured and enriching learning experience. Additionally, the newly developed Sembawang Road EC adds to the educational offerings in the area.

The two-room flexi flats were in high demand during this exercise, with over 7,000 applicants competing for 1,321 units, resulting in an oversubscription rate of 5.3 times. PropNex highlights that this is the highest application rate for such BTO flats since the October 2024 exercise, which had a rate of 5.7 times.

At Simei Symphony, a 380-unit project in Tampines, the application rate for first-timer singles for its 140 two-room flexi flats was a staggering 42 times oversubscribed. Similarly, the application rate for the 120 two-room flexi flats at Bangkit Breeze, a 643-unit project in Bukit Panjang, was 25.5 times.

In general, five-room BTO flats continued to attract the highest application rates. For example, Simei Symphony had over 12,000 applicants for its 100 five-room flats, with an oversubscription rate of almost 49 times for second-timer families and close to 8 times for first-timer families.

Likewise, at Bangkit Breeze, there were 463 applicants vying for the 188 five-room flats available. The application rate for second-timer families was 12.5 times, and 1.4 times for first-timer families.

The next BTO sales exercise is scheduled for October and will offer more than 9,000 flats across 10 projects in eight towns. Noteworthy projects include the first BTO developments to be built on the former Keppel golf course within the Greater Southern Waterfront, and the first project in Mount Pleasant. The October sales exercise will also see the largest number of flats released in a single sales exercise by the government, surpassing the November 2022 exercise, which had 9,655 flats on offer.
