Ioi Properties Group Showcases W Residences Marina View

In a private event held on May 9, IOI Properties Group, a Malaysia-listed property conglomerate, provided a glimpse into their upcoming branded residential project in Singapore, the W Residences Marina View. Anticipated to launch this year, this project marks the company’s first venture into developing an ultra-luxury branded residence in the city-state.

The event was held at the sales gallery of the new branded residence, showcasing a model of the 51-storey integrated development located on Marina View in the Central Business District. The project, which includes the branded residences and a 350-room luxury hotel, W Singapore – Marina View, is set to redefine the concept of luxury living in Singapore.

According to an IOI Properties Singapore spokesperson, “The project is a response to the changing expectations of luxury buyers in Singapore, a market that continues to attract global demand for a personalized and highly curated lifestyle in the heart of the city.” The spokesperson also added that the project will be the first luxury branded residence in Singapore to have a hotel directly connected to it.

The hotel will take up the first 14 floors, with a facilities deck on the sixth floor for hotel guests. The residences offer a mix of one- to five-bedroom units, with facilities decks located on levels 15, 34, and 51. The project also includes three penthouses with duplexes and a simplex. Aiming to provide buyers with more than just size, the units will boast intuitive, beautifully designed spaces with captivating views of Marina Bay and the city skyline.

The W Residences Marina View – Singapore is a testament to the developer’s track record in Singapore, which includes projects such as Seascape and Cape Royale at Sentosa Cove, developed in partnership with Ho Bee Land, and South Beach Residences, a joint venture with City Developments. This project, along with IOI Central Boulevard Towers, marks IOI’s first solo developments in Singapore.

The spokesperson added, “W Residences Marina View – Singapore showcases our confidence in the Singapore market as a resilient and globally connected market that continues to attract ultra-high-net-worth individuals seeking brand prestige, exclusivity, and exceptional service.” The developer also stated their commitment to the market through other assets such as the Grade-A IOI Central Boulevard Towers and the JW Marriott Singapore South Beach.

The North-South Line connects directly to major interchange stations, such as Bishan (linked to the Circle Line), Dhoby Ghaut (linked to the North-East and Circle Lines), and City Hall (linked to the East-West Line). This seamless integration into Singapore’s wider MRT network ensures that residents of Sembawang Road EC will experience efficient and hassle-free travel to their desired destinations. In a bustling country like Singapore, where a functional public transportation system is essential, this level of connectivity is highly valuable. Families with school-going children and working professionals will appreciate the convenience of shorter travel times and easy access to schools, business districts, and recreational areas. To top it off, Sembawang Road EC at Canberra MRT provides an additional option for an even more convenient and connected lifestyle.

According to Savills, the global market has over 690 completed branded residences, with supply set to double by 2030. The Asia Pacific region experiences the most significant growth, with a 216% increase over the past decade. The IOI spokesperson stated, “Today’s buyers are looking for more than a home; they want a lifestyle that combines prestige, service, and ease. Branded residences meet this demand by blending five-star hospitality with home ownership.”

At W Residences Marina View, residents will have access to a dedicated W residential team, home-based spa treatments, premium pet care, and the convenience of hotel-style living with the privacy of a luxury home. The spokesperson added, “In Singapore, branded residences are still relatively rare, with only a few launched in the past decade. W Residences Marina View – Singapore stands out as the first hotel-integrated branded residence, offering a prime waterfront location, sleek architectural design, and exclusive access to dedicated residential services by W.”

The project was unveiled at a private preview event on May 9. The launch of W Residences Marina View and the expected completion of W Singapore – Marina View by 2028 align with IOI Properties Group’s expansion plans in the hospitality sector across three countries – Malaysia, China, and Singapore.

Tan Lee Fong, Multi-Property Director of Sales and Marketing at Marriott Bonvoy Portfolio Hotels of IOI Resort City & Puchong, stated, “As our closest neighbor with deep cultural and historical ties, Singapore remains a vital tourism market for IOI Properties Group. In fact, Singaporean arrivals to IOI Resort City have recorded a remarkable 79% year-on-year growth – the highest among all markets.”

IOI’s hospitality and leisure portfolio currently includes nine hotels with a total of 3,075 rooms, including Le Méridien Putrajaya, Putrajaya Marriott Hotel, Four Points by Sheraton Puchong, Palm Garden Hotel, A Tribute Portfolio Hotel, Moxy Hotel, W Kuala Lumpur, Courtyard by Marriott Penang, as well as the 370-room Sheraton Grand Xiamen Jimei, which opened in March. The company also has a joint stake in JW Marriott Hotel Singapore South Beach with City Developments.

To facilitate their cross-border hospitality plans, IOI has launched a tourism campaign to boost visitor numbers to its flagship integrated development in Malaysia, the 788-acre IOI Resort City, Putrajaya. The development is anchored by the 2.5 million sq ft IOI City Mall, the largest shopping mall in Malaysia. In addition, IOI will provide dedicated direct coach services to IOI Resort City departing daily from three locations in Singapore – Grantral Mall, Suntec City, and Jurong East.
