Despite its higher price point, Ardor Residence remains a highly attractive option for homebuyers, with 28.6% of its units already sold since its launch in May last year. The average price per square foot for the sold units is $2,431. The development boasts a range of facilities, including a rooftop swimming pool, gym, playground, function room, and BBQ pavilion.

In addition to its luxurious amenities, Ardor Residence also offers convenience to its residents, with several primary schools within a 2km radius. These include CHIJ (Katong) Primary, Tanjong Katong Primary School, Haig Girls’ School, Kong Hwa School, and Tao Nan School. Soleil @ Sinaran has recorded five transactions so far this year, with an average price of $2,182 psf. In 2020, the project saw 12 units sold at an average price of $1,977 psf, representing a 10.4% increase in average prices.

This 417-unit condo completed in 2011 offers a mix of one-bedroom, two-bedroom, three-bedroom, and four-bedroom units and four five-bedroom penthouses on the top two floors. It also has convenient access to primary schools such as Anglo-Chinese School (Junior and Primary), CHIJ Primary (Toa Payoh), Farrer Park Primary School, and Hong Wen School. The development is also within walking distance to Novena MRT Station.

The third project to set a new price peak during the week of April 20 to April 28 is Martina Mansions, a freehold development in District 10. A 1,259 sq ft three-bedroom unit was sold for $2.96 million on April 25, translating to $2,350 psf and beating the previous record of $1,826 psf set in January 2020.

This was the first unit sold at Martina Mansions in almost five years, with the last one being sold in December 2020 for $2.3 million ($1,826 psf). Completed in 2000, the boutique project offers three- and four-bedroom units ranging from 1,227 sq ft to 2,443 sq ft. Its prime location along Bukit Timah Road provides easy access to schools such as Anglo-Chinese School (Primary and Barker Road), CHIJ Primary (Toa Payoh), Singapore Chinese Girls’ Primary School, and St. Joseph’s Institution Junior.

During the period in review, there were no new price lows recorded. Hill House properties are still in demand, as seen in the latest listings and transactions.
