Zyon Grand Cdl And Mitsui’s New 62 Storey Twin Tower Integrated Development Competitively Priced

The highly anticipated Zyon Grand, a joint venture between City Developments (CDL) and Mitsui Fudosan (Asia), is set to launch on October 25. The 706-unit development, which previewed on October 8, is located in two 62-storey residential towers along Kim Seng Road. It also features a retail podium on the first floor called Zyon Galleria, with a variety of retail and F&B options, a supermarket, and an early childhood development centre. The project is directly connected to Havelock MRT Station on the Thomson-East Coast Line.

The development boasts a 36-storey block with over 350 long-stay serviced apartments, which have a separate entrance and basement parking. The 164,450 sq ft, 99-year leasehold site is the first to be sold under the Government Land Sales (GLS) programme with a long-stay serviced apartment II (SA2) component. Under the SA2, the minimum stay is three months.

Located near the River Valley enclave, Zyon Grand is also in close proximity to the CBD and a short drive to the prime shopping district of Orchard Road. Designed by the Japanese architectural firm Nikken Sekkei in collaboration with Singapore-based ADDP Architects, the development boasts a unique wavy façade that sets it apart from other projects in the area. The residential units at Zyon Grand range from one-bedroom-plus-study apartments of 474 sq ft to five-bedroom supreme apartments of 1,819 sq ft. Each tower also has a five-bedroom simplex penthouse on the top floor, with sizes of 2,659 sq ft and 2,756 sq ft. The project offers a variety of options, with 83% of the units being one-, two-, and three-bedrooms. Prices start from $1.298 million ($2,738 psf) for a one-bedroom plus study, $1.468 million ($2,729 psf) for a two-bedroom, and $2.2 million ($2,689 psf) for a three-bedroom.

The remaining 17% of the units are four- and five-bedroom apartments, which come with private lifts. They are priced from $3.968 million ($2,792 psf) for a 1,421 sq ft, four-bedroom unit, and $5.988 million ($3,292 psf) for a 1,819 sq ft, five-bedroom unit. These units are located on higher floors, between levels 44 and 61, and boast superior views.

The units come with high-end fittings, including kitchen appliances from V-Zug, Liebherr refrigerators, and De Dietrich washer-dryers. The bathrooms are fitted with Hansgrohe and Geberit products, as well as Gessi faucets and accessories. The development offers a very attractive entry price for one-bedroom plus study units starting from $1.298 million. Furthermore, with an average rent of $5,200 for a one-bedroom unit at the completed Riviere, investors at Zyon Grand can expect a rental yield of almost 5%.

HDB upgraders are also likely to be drawn to Zyon Grand for its affordability, with two-bedroom and three-bedroom units starting from $1.468 million, and three-bedroom units costing $2.2 million. As of October 1, there are 170 million-dollar HDB flats in the Bukit Merah estate, with an average price of $1.12 million. With HDB sellers in a comfortable financial position to upgrade, ERA Singapore’s CEO Marcus Chu expects many HDB residents to make the move to Zyon Grand.

The long-stay serviced apartments at Zyon Grand cater to a different market from the residential units, as they offer more flexible lease tenures and comprehensive services such as concierge and housekeeping. According to ERA’s Chu, this makes them more attractive to expatriates on work commitments lasting three months to a year. He adds that high-rise luxury condos with superior views, such as Zyon Grand, continue to attract long-term residents seeking premium urban living.
