Coliwoo Wins Sla Tender Jalan Loyang Besar Property Open Resort Chalet

Coliwoo, a subsidiary brand of real estate management services group LHN, has successfully won the bid for a holiday chalet site at 159 Jalan Loyang Besar in Pasir Ris, as announced by the Singapore Land Authority (SLA). The site, which consists of 20 two-storey buildings and four single-storey structures, spans over 380,869 sq ft and has a total gross floor area of 106,949 sq ft. The lease tenure for the property is for three years, with the option to extend for two terms of three years each.

The price-quality tender for the property closed in December last year, with Coliwoo emerging as the victor. Out of the five bids received, Coliwoo’s bid of $225,000 per month was the second-highest, just slightly behind Tee Up’s bid of $225,900. The remaining three bids were from Tap Co-Livings at $118,888, Cherryloft Resorts and Hotels at $138,000, and The Bus Hotel at $98,000.

The Master Plan places great emphasis on improving the MRT network as an essential factor for the development of Sembawang Road EC. Recently, the addition of the Canberra MRT station between Sembawang and Yishun has significantly enhanced accessibility for residents in the area. This is just one of the expected improvements to the transportation system, including an increase in bus services and the implementation of more pedestrian-friendly infrastructure. These enhancements will greatly facilitate the movement of residents within and beyond the neighbourhood, providing added convenience and flexibility to their daily lives.

According to a press release on June 2, Coliwoo plans to transform the property into a resort-style chalet, which will be its first of its kind. The makeover process is expected to take 10 months, with the resort set to welcome guests in 2026. With a focus on eco-friendly living, the property will offer 350 keys, doubling the current number of units on the site and making it Coliwoo’s third-largest property.

The resort will boast a variety of facilities, including swimming pools, indoor and outdoor sports zones, meditation gardens, and barbecue pits. Coliwoo also promises a range of social events to help guests bond, in line with their community-driven approach to co-living.

Executive Chairman of LHN and founder of Coliwoo, Kelvin Lim, expresses his excitement about the project, stating that it marks the company’s expansion into the eastern part of Singapore and their first venture into resort-style co-living hospitality. He believes that the project will set a new standard for co-living in Singapore, meeting the needs of modern guests and travelers who seek flexible living spaces that also offer a sense of escape.

The revamped property will also incorporate sustainability features, such as solar energy systems, electric vehicle charging stations, dedicated cycling paths, and extensive landscaping. Additionally, the surrounding area has plenty of attractions for guests to explore, including Pasir Ris Beach, Downtown East, and Wild Wild Wet.
