Paya Lebar Shophouse And Ang Mo Kio Hdb Shophouse Sale 1006 Mil
A freehold shophouse located in Paya Lebar and an HDB shophouse in Ang Mo Kio have been put up for sale through a joint expression of interest (EOI) with a total guide price of $10.06 million. Interested buyers can participate in the EOI to bid for either one or both of the properties.
The first property, situated at 135 Upper Paya Lebar Road, is a two-storey freehold shophouse with a guide price of $5.58 million. It will be sold with vacant possession and occupies a land area of 1,514 sq ft, zoned for residential with commercial use on the first floor. The built-up area of the shophouse is approximately 2,630 sq ft, with a price tag of around $2,122 per square foot. According to Alex Wong and Cara Wong from PropNex RTD Commercial Team, who are handling the sale, this is a competitive price as it is lower than many new 99-year leasehold condominium launches in the Outside Central Region.
The shophouse has also received approval from the Urban Redevelopment Authority (URA) for a 22-bed backpackers’ hostel on the ground floor, while the upper floor has been approved for residential use with eight rooms. It is conveniently located just 400m away from Tai Seng MRT Station on the Circle Line.
The second property, located at 727 Ang Mo Kio Avenue 6, is a two-storey HDB shophouse with a guide price of $4.48 million. It has 54 years remaining on its 86-year lease. The shophouse has a total floor area of 1,636 sq ft, with a ground-floor shop of 743 sq ft and upper-floor living quarters of 893 sq ft. The upper floor has commercial use approval and is currently leased to an aesthetic clinic until March 2026.
Alex Wong and Esther Ng from PropNex, who are marketing the shophouse, mention that this is a rare and secure income-generating asset with stable rental income, potential for higher yields upon lease renewal, strong town centre rejuvenation prospects, and a prime location in Ang Mo Kio Town Centre.
The EOI for both properties will close on September 26 at 3pm.
