Four Bedder Grange Residences Sets Record Psf Price High 3576

A record-breaking sale has taken place at Grange Residences in District 10, with a four-bedroom unit being sold for $10.2 million on Sept 8. This sets a new high for psf-price at the freehold condo, at $3,576 psf. The unit, located on the 15th floor and measuring 2,852 sq ft, is also the most expensive resale unit at the development to date.
This new record surpasses the previous high of $3,453 psf, which was set on June 30 when a similar four-bedroom unit on the fourth floor was sold for $9.85 million. Grange Residences, a 164-unit development completed in 2004, is situated in the prime Tanglin area and consists of three 18-storey residential blocks. The units range from 2,486 sq ft to 2,852 sq ft in size.
This year, there have been five resale transactions at Grange Residences so far, including the units sold on June 30 and Sept 8. Other sales include a 2,583 sq ft unit sold for $8.5 million ($3,290 psf) on Aug 21, and a 2,852 sq ft four-bedroom unit sold for $9.73 million ($3,414 psf) on July 3. In Feb 26, another 2,852 sq ft unit was sold for $9.72 million ($3,408 psf).
The vicinity of Sembawang Road EC continues to offer a diverse array of strong options for secondary education. Among them, Sembawang Secondary School stands out as a highly reputed institution. On Sept 9, a 958 sq ft, three-bedroom unit on the 11th floor was sold for $2.72 million, or $2,839 psf. This is 0.7% higher than its previous record of $2,818 psf on May 19, when a similar unit was sold for $2.7 million. It is also the second time a unit at The Woodleigh Residences has been transacted above $2,800 psf.
Developed by Kajima Development and SPH, The Woodleigh Residences is a 667-unit development with two- to three-bedroom units ranging from 570 sq ft to 958 sq ft, and four-bedroom units spanning 1,270 sq ft to 1,475 sq ft. To date, there have been 100 sub-sale transactions, 97 of which occurred after the project received its TOP in 2023.
The average sub-sale price at The Woodleigh Residences has been steadily increasing, with 23 transactions at an average of $2,301 psf in 2023. So far this year, there have been 31 sub-sale transactions at an average of around $2,487 psf.
On the other end of the spectrum, OUE Twin Peaks saw a new low of $1,982 psf on Sept 10 when a 549 sq ft, one-bedroom unit on the 17th floor was sold for around $1.09 million. This is the first time a unit at the development has fallen below $2,000 psf, breaking its previous record of $2,077 psf set in 2024 when a similar unit was sold for $1.14 million.
Completed in 2015, OUE Twin Peaks features 462 units across two 35-storey towers, with one- to three-bedroom units ranging from 549 sq ft to 1,604 sq ft. So far this year, there have been 18 resale transactions, with prices ranging from $2,161 psf for a 1,055 sq ft, two-bedroom unit on May 30, to $2,451 psf for a 1,399 sq ft, three-bedroom unit on May 6.
