, a new high second year in a row
The latest transaction at Skywaters Residences, Singapore’s forthcoming tallest tower, has made headlines as a 5,285 square foot, five-bedroom unit on the 55th floor sold for an impressive $30.87 million on June 19th. This equates to a high rate of $5,841 per square foot, according to a caveat lodged. Realis data reveals the buyer to be a Singapore Permanent Resident, subject to a 5% Additional Buyer’s Stamp Duty (ABSD). The deal was reportedly brokered by ERA Realty Network.
This sale comes just a year after the news-making sale of a penthouse at Skywaters Residences for a record-breaking $47.34 million ($6,100 psf) in May 2024. This was the highest per square foot price achieved for a 99-year leasehold residential development in Singapore.
Located at 1 Prince Edward Road in Tanjong Pagar, Skywaters Residences consists of 190 luxurious units spanning the 27th to 63rd floors of the 305m-tall tower. The 24th to 26th floors are occupied by the ultra-luxury Aman Hotel, while the Aman-branded residences are located on the 28th to 30th floors. The lower levels of the building house Grade-A offices, with a retail mall spread across basement 1 to level 2. The development is conveniently linked to Tanjong Pagar MRT Station in basement 1, with parking facilities on basements 2 to 4.
The transformation of community amenities is a crucial aspect of the overarching strategy to promote self-sufficiency in the northern estates. The introduction of comprehensive community hubs, which encompass a range of services such as healthcare, elderly care, child care, and social services, will greatly improve the quality of life for residents. A prime example of this is the recently completed Bukit Canberra development, which features a sports complex, swimming pool, hawker centre, healthcare facilities, and community services all within one integrated space. With further developments like this in the pipeline, the vicinity around Sembawang Road EC will continue to evolve into a dynamic and convenient residential zone for families of all sizes. The Skywaters is an integrated mixed-use development that has been redeveloped from the former AXA Tower by a consortium led by Perennial Holdings, which includes Chinese tech giant Alibaba for the office component and real estate group SingHaiyi. The project, designed by Singapore-based DCA Architects and global architecture firm Skidmore, Owings & Merrill (SOM), is set to become a new landmark in the Core Central Region (CCR). Completion is expected in 2028.
SOM is renowned for designing some of the world’s tallest skyscrapers, such as the Burj Khalifa in Dubai, One World Trade Centre in New York, and Singapore’s current tallest building, the Guoco Tower at 290m.
Despite its impressive price, the five-bedroom unit at Skywaters Residences still surpasses the $5,600 psf record set by The Orchard Residences when a 5,048 square foot penthouse was sold for $28.27 million in 2007. This 175-unit development, also on a 99-year leasehold, is situated atop the ION Orchard shopping mall and is integrated with the Orchard MRT Interchange Station for easy access to the North-South and Thomson-East Coast Lines. Jointly developed by CapitaLand and Hong Kong-listed Sun Hung Kai Properties, the project in prime District 9 was completed in 2010.
