The sale of a corner terraced house at Verde Grove in the Choa Chu Kang area has been confirmed, according to Sharon Lee, head of Knight Frank Singapore’s auction and sales department. The buyer has already been issued the option to purchase, and the property is no longer up for auction on Aug 21 as originally planned.

Originally listed as part of Knight Frank’s upcoming auction on Aug 21, a three-storey corner terrace house located along Verde Grove in the Choa Chu Kang area has been sold ahead of its scheduled auction date. Sharon Lee, head of auction and sales at Knight Frank Singapore, has confirmed that the buyer has already been issued the option to purchase.

The property, being sold as a mortgagee sale, was initially listed with a guide price of $2.8 million. It sits on a generous 2,661 sq ft lot, with a price per square foot of $1,053 based on its land area.

Spanning three storeys and a roof terrace, the property has a built-up area of around 3,243 sq ft. The first floor boasts a spacious living hall, dining hall, common bathroom, granny’s room, bathroom, and yard area. The ground floor also includes a driveway and car porch, with enough space to accommodate two to three cars.

The master suite, complete with a walk-in wardrobe, is situated on the second floor. An en suite bedroom with a dresser area can also be found on this floor. The third floor houses the remaining two bedrooms, connected by a balcony, and a family hall.

Lee believes that this property will attract interest from both upgraders and multi-generational families due to its generous land size. She also adds that it is a value buy, as the property offers a sizeable land plot that is comparable to some semi-detached houses.

Situated within the Villa Verde landed development, which was completed in 2000, the house forms part of a total of 515 terraced units. The development features terraced houses with land sizes ranging from 1,614 sq ft to 3,468 sq ft.

Located off Choa Chu Kang Drive in District 23, Villa Verde is surrounded by various nearby amenities, including Choa Chu Kang Stadium, Choa Chu Kang Park, and malls such as Yew Tee Point, Lot One Shopping Mall, and Bukit Panjang Plaza. It is also located within a 1km radius of four primary schools: De La Salle School, South View Primary School, Tech Whye Primary School, and Yew Tee Primary School.

According to Urban Redevelopment Authority (URA) caveats, a total of eight terrace houses at Villa Verde have been sold this year. The latest transaction occurred on June 27, when a house with a land area of 1,541 sq ft was sold for $2.49 million, with a price per square foot of $1,616. Other recent sales include a 1,517 sq ft plot that sold for $2.45 million ($1,615 psf) on May 26, and another house that changed hands on May 15 for around $2.17 million, with a price per square foot of $1,614 based on its land area of 1,343 sq ft.
