A two-bedroom-plus-study unit at Bartley Residences, a 99-year leasehold development, was put up for mortgagee sale at Knight Frank’s property auction on June 26. The spacious 1,109 sq ft unit had a guide price of $1.9 million, which translates to $1,713 psf on the floor area.
This is the second time that the property is being auctioned at Knight Frank’s auction. However, it did not receive any bids during the most recent auction and was subsequently withdrawn.
According to Sharon Lee, head of auction and sales at Knight Frank Singapore, the lull period that coincided with the June school holidays could be the reason for the lack of interest in the property.
Upon viewing the unit, potential buyers will notice that it is a two-bedroom-plus-study unit that offers plenty of space for creativity. The property features an ensuite master bedroom, a second bedroom, a study area, common bathroom, and living and dining area. Lee notes that the layout of the unit allows buyers to utilise the space however they see fit.

Other resale transactions of units at the development range from $1,620 psf, when a 797 sq ft unit was sold for $1.29 million on June 20, to $2,024 psf, which was achieved by a 1,087 sq ft unit that went for $2.2 million on Jan 7.
Bartley Residences is a 99-year leasehold development located along Lorong How Sun in District 19. The development comprises 702 units spread across eight residential blocks. The property offers a mix of one- to four-bedroom units, with floor areas ranging from 463 sq ft to 2,250 sq ft.
According to Lee, the property’s proximity to several reputable schools, such as Maris Stella High School (Secondary), Maris Stella High School (Primary), and Bartley Secondary School, which are all located within a 500-metre radius, makes it highly attractive to potential buyers. Additionally, it is a short walk from Bartley MRT Station, making it an ideal location for families with school-going children.
