HIGHEST PSF PRICE ACHIEVED FOR TWO-BEDROOM UNIT AT STIRLING RESIDENCES

A new record has been set at Stirling Residences condominium as a two-bedroom unit on the 25th floor was sold for $1.83 million on Sept 18, setting a new psf price high of $2,697. This transaction tops the list of condos that set a new psf-price high from Sept 12 to 23, with no new psf-price lows recorded during this period.

The previous record psf-price high at Stirling Residences was also set by a 678 sq ft two-bedroom unit, but on the 39th floor, which was sold for $1.82 million on July 28. The most expensive unit sold at Stirling Residences to date is a 1,346 sq ft four-bedroom unit on the 22nd floor, which transacted for $3.55 million last December.

Stirling Residences is a 99-year leasehold development comprising 1,259 units and located on Stirling Road in District 3. Jointly developed by Nanshan Group and Logan Holdings, the project was launched in 2018 and was fully sold out by June 2022. Despite the new property cooling measures announced on July 5, 2022, the project saw steady sales progress and achieved an average selling price of $1,800 psf that night.

Angullia Park Residences @ Orchard also made headlines with the sale of a two-bedroom unit on the fourth floor, which set a new psf-price high of $2.67 million on Sept 12. The previous record was held by a 1,001 sq ft three-bedroom unit on the 13th floor, which was sold for $2.65 million in March this year. There have been three resale transactions at the luxury freehold condo this year, with prices increasing from around $2,060 psf in September 2017 to $2,350 psf in September 2020 and the current average price of $2,530 psf.

Parc Esta also made it to the top three with the sale of a 1,227 sq ft four-bedroom unit on the 11th floor for $3.16 million on Sept 12. This sets a new psf-price high of $2,575 at the 99-year leasehold condo, with the previous record held by a three-bedroom unit in December 2022 that was sold for $2.85 million. Launched in November 2018, the project was sold out by April 2022 with an average selling price of $2,270 psf.

Overall, these record-breaking transactions demonstrate the continued demand for well-located and quality homes in Singapore’s property market.
