The estate has a wide 20m frontage along Gentle Road and an expansive car porch with space for six vehicles. The bungalow has been vacant for the past two months, but an open house is scheduled for the weekend of August 30 and 31. The home was designed with a multi-generational family in mind, and they enjoyed the space for 14 years before vacating the property in June this year. “Priced at $20 million, this bungalow is exceptionally competitively priced for the area, and is the most accessible bungalow available in District 11 Good Class Bungalow areas,” says PropNex’s Tan. “This price is comparable to a new, detached house in the same area, although it sits on land of less than 5,000 sq ft,” he adds. “Renovating the property would cost at least $950,000, depending on the quality of materials and features used,” Tan explains. “The property we have received positive interest from a variety of buyers, such as families with young children who want to be close to schools, as well as retirees from the neighbouring Good Class Bungalows,” he concludes. Nearby, in terms of landed properties, the most recent transaction was for a freehold semi-detached house on Buckley Road, which changed hands for $8.8 million in August 2015. A neighbouring semi-detached house on Gentle Road sold for $14.28 million in 2023, representing $1,747 per square foot. Pinnacle Assets bought the site for $15.75 million, or $1,927 per square foot, in an estate sale brokered by Knight Frank Singapore. Pinnacle Assets subsequently subdivided the land and is currently redeveloping the site into twin semi-detached houses. An adjoining semi-detached house in the same neighbourhood, located at 43A Gentle Road, sits on a freehold plot of 4,060 sq ft and sold for $14.4 million in February this year, amounting to an all-time high of $3,547 per square foot. The exclusive area has seen significant growth since the launch of the luxury 32 Gilstead condo by Kheng Leong Co in April 2017. Out of 14 units available, 11 have now been sold (79%). In June this year, a fourth-floor, 4,219 sq ft four-bed suite sold for $15 million, or $3,555 per square foot. The previous property on the site was a pair of bungalows on a freehold plot of 43,457 sq ft, purchased by Kheng Leong for $70 million in February 2012. “The demand for landed homes in Singapore remains incredibly robust, particularly among price-sensitive buyers looking for smaller bungalows in Good Class Bungalow areas or other highly sought-after areas,” says Chin. “With a price tag of $20 million, I expect this property to attract immediate interest from serious buyers,” Chin concludes. The nearby Bukit Tunggal Good Class Bungalow (GCB) area last saw a transaction in 2017, when a freehold house sold for $26.5 million. The previous transaction was for $17.5 million in 2013 for a 10,516 sq ft plot at 15 Bukit Tunggal. The number of available bungalows in the Bukit Tunggal GCB area is limited, as demand is high, says Tan. In neighbouring Chancery Lane, a Good Class Bungalow changed hands for $23.5 million in May this year, amounting to $2,049 per square foot. “Looking ahead, it is possible that interest rates will decrease in the second half of the year, giving buyers more confidence, particularly in this uncertain global economic climate,” says Tan. However, there is still caution in the market, given the uncertain global outlook. “Despite this, we can expect more UHNW families and Singaporeans to enter the market with the addition of bungalows and Good Class Bungalows in the second half of this year,” according to Chin.
