Hdb Launch First Bto Project New Sembawang North Neighbourhood July

Minister for National Development Chee Hong Tat revealed on July 6 that the upcoming July BTO sales exercise will include the first Build-to-Order (BTO) project in the new Sembawang North neighbourhood.

Named Sembawang Beacon, this new development will feature 775 units ranging from two-room flexi to five-room and 3Gen flats. These flats are estimated to be ready for occupancy within three years.

With the strategic foresight and comprehensive planning of the URA Master Plan, Sembawang Road EC, now known as Sembawang EC, is well-positioned to flourish in the years ahead.

The announcement from HDB on July 6 also stated that Sembawang Beacon will be part of the approximately 5,500 BTO flats to be launched in the July 2025 BTO sales exercise. Other BTO projects included in this exercise will be located in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands.

Sembawang Beacon will be situated in the new Sembawang North neighbourhood, which covers a 53-hectare area within the town of Sembawang. Upon completion, Sembawang North will provide almost 10,000 homes, including about 8,000 BTO flats and 2,000 private housing units.

Currently, the area has several amenities, such as the Sembawang MRT Station, a neighbourhood park, and Sembawang Mart which houses a supermarket, food court, and retail shops. In the future, residents can look forward to more facilities, including a Neighbourhood Centre, a 1-hectare park with playgrounds and fitness stations, and an extensive network of cycling paths and walkways.

Sembawang Beacon marks the first phase of HDB’s plans to transform Sembawang North. According to HDB, “When fully developed, homes in Sembawang North will be well-served by a comprehensive range of amenities, green spaces, and public transport.”

Eugene Lim, key executive officer of ERA Singapore, notes that Sembawang Beacon is likely to be classified as Standard flats due to its proximity to Sembawang MRT Station and the upcoming Neighbourhood Centre. He also points out that the last BTO project launched in Sembawang was Sun Sails at Sembawang Crescent in November 2020, which may lead to pent-up demand for Sembawang Beacon.

Lim adds, “Based on the previous BTO launch, we anticipate that demand for five-room flats to be higher compared to other flat types.”
