The system was developed by Marigold Kimura, a researcher holding a PhD from the University of Melbourne. While the company is based in Singapore, its parent company is EXPI Plus, an Australian firm founded by Kimura in 2020.

Kimura collaborated with Peter Holland, executive advisor of EXPI Plus, in developing the EXPIScore rating system. Holland, who was previously a director at Cistri, the Singapore subsidiary of Australian urban design consulting firm Urbis, brought his expertise to the project.

The decision to launch EXPIScore in Singapore was based on the country’s culture of innovation and advanced real estate market, according to Kimura. She adds, “We are honored to have worked with our pilot adopters, which include large institutional real estate companies from Singapore and around the world.”

One of the pilot adopters of EXPIScore is Singapore Land Group (SingLand). Their recently refurbished Singapore Land Tower in Raffles Place has achieved the highest rating of six stars in the EXPIScore: WORK category. This rating is given to buildings that demonstrate industry-leading innovation, design features, amenities, services, processes, and capabilities to provide the best human-centric customer experience.

Cynthia Liang, assistant general manager of SingLand Commercial, says, “The six-star rating awarded by EXPIScore to the Singapore Land Tower is a testament to the hard work we have put into our asset enhancement initiatives, from building design and amenities to management, tenant engagement, sustainability, and more.”

EXPIScore plans to conduct their proprietary market surveys every two to three years to keep up with changing consumer expectations. The company also has plans to expand globally, with local market studies conducted in each market to adapt the rating criteria to fit the preferences and cultures of different regions.
