1h2026 Gls Programme Offers Nine Confirmed List Sites Including Two Ec Plots And Mixed Use Site

Overview of the 1H2026 GLS Programme

The Urban Redevelopment Authority (URA) has unveiled its 1H2026 Government Land Sales (GLS) Programme, detailing nine Confirmed List sites and 12 Reserve List sites. The confirmed sites include eight private residential areas—two of which are designated for executive condominiums (ECs)—and a mixed-use site that combines commercial and residential purposes. These sites are expected to provide approximately 4,575 private residential units, 635 of which are ECs, and roughly 242,188 square feet of commercial space.

Among the noted sites in this GLS Programme, the EC plots at Canberra Drive and Sembawang Drive hold particular significance, with the latter part of a comparative development close to Sembawang Road EC. This proximity to established residential areas and essential amenities enhances its appeal, especially for families looking to reside near green spaces and reputable schools.

Comparative Supply from Previous Programmes

The current launch presents a modest reduction in the number of residential units compared to previous cycles, with a decrease from the 4,725 units of the 2H2025 GLS Programme and the 5,030 units in 1H2025. The Reserve List for 1H2026 introduces potential for an additional 4,610 private units, over two million square feet of commercial space, and 970 hotel rooms, marking the largest Reserve List offering since the second half of 2021.

Key Sites under the Confirmed List

Highlighted locations include the sole mixed-use plot at Bayshore Drive, which is poised to become a central hub given its sizable residential and commercial development potential. This plot is strategically situated above the upcoming Bedok South MRT Station, enhancing its attractiveness to developers and buyers alike. Other residential sites feature varied locales such as Holland Plain, River Valley, Peck Hay Road in the Newton district, and Berlayar Drive in the Greater Southern Waterfront, each offering unique advantages in terms of connectivity and nearby amenities.

Focus on High-Demand Areas

The Peck Hay Road plot is particularly notable for its central location in the Core Central Region (CCR) and its proximity to the Newton MRT Interchange, making it a coveted spot likely to attract significant developer interest. The Lorong Puntong site is another attractive location, benefiting from its closeness to Bright Hill MRT Station and its positioning near established residential sectors in Sin Ming and Upper Thomson.

Introduction of New Sites on the Reserve List

A notable addition to the Reserve List is a white site at Town Hall Link, which has been segmented from the master developer site for Jurong Lake District (JLD). This smaller plot is designed to encourage more manageable development projects and is expected to include a mix of private residential units and substantial commercial space.

Market Reactions and Future Predictions

The strategic release of these GLS sites aims to meet ongoing demand while balancing the interests of various stakeholders in the real estate market. The government’s approach to offering a mix of site types and locations is intended to cater to a diverse range of needs and preferences, potentially leading to a robust participation from developers in upcoming bids.
