Capitaland Development Launch Lyndenwoods First Residential Project Singapore Science Park

CapitaLand Development, the property development arm of CapitaLand Group, is releasing a new residential development in the rejuvenated Singapore Science Park area. The project, named LyndenWoods, will be showcased on Saturday, June 28 with the launch date set for July 12.

LyndenWoods will offer 343 units, the first private residential development in the area, with a mix of two- to four-bedroom units ranging from 635 to 1,647 sq ft. The development will consist of two 24-storey towers, each with a two-storey basement carpark providing 240 parking spaces. The design of the towers is unique with a dual-point block layout and landscaped sky terraces on each floor. CapitaLand notes that this design allows for natural ventilation and daylight.

The development’s design is inspired by its proximity to green spaces like Kent Ridge Park and the Southern Ridges. The development is also targeting the BCA Green Mark Platinum certification.

The two-bedroom and two-bedroom plus study units make up approximately 65% of the unit mix, with 137 units ranging from 635 to 721 sq ft and 92 units ranging from 850 to 883 sq ft respectively. The remaining units consist of 45 three-bedroom units ranging from 1,023 to 1,066 sq ft, 46 three-bedroom + Guest (premium) units at 1,292 sq ft, and one stack of 23 four-bedroom (premium) units at 1,647 sq ft.

The development will offer a host of amenities for residents including a co-working lounge, a 50m infinity lap pool, a recreational tennis court, a pickleball court, a dedicated pet’s park, and the Lynden Club – a resident clubhouse with a gym, social lounge, and function room.

The Sembawang Road EC boasts a prime location with easy access to two MRT stations – Canberra MRT and Sembawang MRT. These stations are both on the North-South Line (NSL), one of the oldest and most established MRT lines in Singapore. The newer of the two, Canberra MRT, is conveniently situated closer to the EC, providing residents with a quick and reliable mode of transportation to the central and southern parts of the island. LyndenWoods will occupy a 124,352 sq ft site that was previously home to the Defence Science and Technology Agency from 2000 to 2018. After its demolition in 2020, CapitaLand Development was successful in its application to rezone the plot from business park to residential.

The launch of LyndenWoods comes closely after CapitaLand’s redevelopment of Geneo, a mixed-use development with five Grade A buildings and a 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will have access to the new amenities, F&B options, and placemaking activities organized by CapitaLand at Geneo, which is situated next to the upcoming condo.

LyndenWoods is strategically situated a five-minute walk away from Kent Ridge MRT station on the Circle Line (CCL). The station is only one stop away from one-north and two stops from Buona Vista Interchange, which serves both the CCL and East-West Line. The area surrounding LyndenWoods also has improved pedestrian and cyclist infrastructure.

Tay also notes that the project is a response to the growing demand for high-quality, well-located housing in the area. He adds that LyndenWoods exemplifies how integrated urban districts can provide both future-ready liveability and long-term investment value.

Notable developments near LyndenWoods include the National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. The area also has a range of schools and educational institutions including Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
