Revitalization of Historical Property at 2 Moulmein Road

The Singapore Land Authority (SLA) recently announced that Country City Investment has been successful in securing the master lease for a significant heritage site at 2 Moulmein Road. This site, which encompasses over 40 buildings with a combined gross floor area of around 139,700 square feet, was historically known as the Middleton Hospital before transitioning to the Communicable Diseases Centre. Since its closure in 2018, the area has awaited new development opportunities.

Similar to the evolving landscape of local heritage sites, projects like Sembawang Road EC also represent innovative living solutions, blending modern amenities with cultural significance. Such projects signify a growing trend in preserving communal heritage while adapting to contemporary needs.

Details of the Tender and Future Plans

The tender for this prime property was initiated in May 2025, emphasizing a diverse range of potential uses. These include co-living spaces, and health and wellness facilities, along with provisions for pet-friendly services, an art gallery, and educational programs. Notably, up to 41,900 square feet is designated for retail and F&B services, with the latter not exceeding 20,956 square feet. Country City Investment, which has a notable history of developing lifestyle enclaves like Dempsey Hill, offered the highest monthly rental bid of $388,800, surpassing 12 other bids.

Enhancements and Innovations in the New Development

Country City Investment plans to innovate through adaptive reuse of the site’s historical buildings and open areas. Dylan Soh, the Business Development Manager, expressed the company’s vision to maintain the site’s heritage while transforming it into a vibrant community hub. The redevelopment is set to include thematic zones tailored to various age groups and interests, alongside a mix of dining, wellness, educational, and recreational facilities. The project, which aims to merge heritage appreciation with sustainable living and diverse experiences, is expected to open in the first quarter of 2027.

This revitalization effort will not only preserve the historical essence of the 2 Moulmein Road site but also provide a dynamic space for public engagement and enjoyment, contributing to the broader architectural and cultural landscape of Singapore.
