Completed Copen Grand Scoops Top Ec Title Second Time

There is no denying that Copen Grand is a remarkable development, and its recent completion is testament to its achievement. At the end of April, the 639-unit executive condo (EC) in Tengah, called Copen Grand, received its temporary occupation permit. Developed jointly by companies City Developments (CDL) and MCL Land, this development is the first EC to be completed in the new estate.

Copen Grand is made up of twelve 14-storey blocks situated on a corner site at Tengah Garden Walk and Tengah Drive. It is conveniently located within walking distance to three upcoming MRT stations on the Jurong Region Line (Tengah, Hong Kah, and Tengah Plantation), set to open in the next two years.

During the EdgeProp Singapore Excellence Awards (EPEA) 2025, Copen Grand won the Top Executive Condo award. This is the second time the development has achieved this title, with the first win taking place in 2023 while the development was still under construction.

This second win further solidifies Copen Grand’s success, with all units being sold out. When it launched in October 2022, the development received a strong response from buyers, with over 70% of units sold on the first day. The remaining units were snapped up by second-time buyers within a month. On average, units at Copen Grand were sold at $1,338 psf, based on caveats lodged with URA.

Setting new benchmarks

Copen Grand is a significant development in Singapore’s residential landscape for several reasons. The EC occupies a 237,032 sq ft site that was awarded to CDL and MCL Land through a Government Land Sale tender in 2021. The developers submitted the top bid of $400.318 million, or $603 psf per plot ratio, for the 99-year leasehold site, surpassing six other bids and setting a record land rate for EC sites at the time.

The site was also the first EC plot awarded in Tengah, a new estate spanning some 700ha situated between Jurong, Choa Chu Kang, and Bukit Batok. The master plan for Tengah, unveiled in 2016, positioned Tengah as a smart and sustainable “forest town” featuring the first car-free town centre, a 20ha Central Park, and dedicated walking and cycling paths. Upon completion, Tengah is expected to house about 42,000 new homes across its five districts: Plantation, Garden, Park, Brickland, and Forest Hill.

The earliest homes in the town, comprising a tranche of Build-to-Order (BTO) flats in the Plantation district, were launched in 2018.

Copen Grand was conceptualized with greenery and sustainability in mind, against this backdrop. Designed by ADDP Architects, the development incorporates several green features, including photovoltaic systems that utilize solar energy to partially power common spaces and facilities, a car park with 20 electric vehicle charging stations, energy-efficient appliances, and extensive landscaping incorporating greenery and water bodies. As a result, Copen Grand was the first EC to be awarded the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.

Seamless living

The completion of Copen Grand brings to life the unique design features that underscore the development and its commitment to liveability, nature, and wellness. The development’s signature clubhouse, a five-storey building nestled between the two main rows of towers, features cantilevered tiers that give the structure a floating appearance. These tiers also provide picturesque views of the pools and landscaped deck on the first storey for the gym and function rooms housed in the building.

The top floor of the clubhouse opens out to the roof of the multi-storey car park, which has been transformed into a rooftop garden, thus expanding the development’s recreational space.

For the residences, all units have a north-south orientation, with added openings to enhance cross-ventilation. Within the homes, thoughtful features have been incorporated into the interior design, such as cabinetry with rounded corners for safety, and niches and accessory cabinets for additional storage. Each home has also been equipped with quality fittings from Rigel and Grohe, along with a smart home system.

Units at Copen Grand range from two-bedroom-plus-study units of 807 sq ft to five-bedroom premium units of 1,722 sq ft. In addition to the homes, residents have access to over 45 recreational facilities, including a 50m lap pool, a tennis court, co-working spaces, study pods, an entertainment room, and a dance studio. There is also a tennis court, a hydro pool, and a pet zone.
