Two adjacent land parcels on 4 and 6 Lorong 12 Geylang have been re-launched for sale through an expression of interest (EOI) exercise. These freehold properties, which have a combined land area of 3,659 square feet, are now available for purchase at a guide price of $9.5 million. The sale is being managed by Knight Frank.

This is not the first time the properties have been put up for sale through an EOI. In May, the site was previously launched for sale together with another property at 47 Lorong 4 Geylang. However, the price remains unchanged from the previous sale.

Under the URA Master Plan 2019, the plots at 4 and 6 Lorong 12 Geylang are zoned “Commercial/Institution” with a plot ratio of 2.8. Currently, the site is occupied by a two-storey building with an attic. With the plot ratio, the site can potentially yield a maximum gross floor area of 10,245 square feet.

According to Mary Sai, the site offers a range of development possibilities for potential buyers. “Buyers have the flexibility to redevelop the site for their own use or lease it out to various businesses such as education providers, leisure establishments, or associations, among others. With the approval from relevant authorities, a new building can also be strata-sold.”

The property will be sold with vacant possession and is conveniently situated within walking distance from Kallang MRT Station on the East-West Line. The EOI exercise will close on October 30 at 3pm.
