This psf-price surpassed the previous record of $2,758 psf, set in May 2023 when a two-bedroom unit on the fifth floor was sold by developers for $1.9 million. This marks the lowest psf-price ever transacted at the development, which is below the previous record low of $2,679 psf established on August 21, when its developers sold a 581 square feet, two-bedroom unit for approximately $1.56 million.

Built in 2023, Orchard Sophia is a 78-unit condo situated along Sophia Road in prime District 9. The development is scheduled for completion in 2027 and features two five-storey residential blocks comprising of a mix of one- to two-bedroom units measuring from 441 square feet to 710 square feet. It also offers three three-bedders measuring 764 square feet and five three-bedroom dual-key units measuring 829 square feet to 840 square feet.
