Freehold Condo 1919 Hits New Psf Price High 2555

The luxury boutique development of 1919 has set a new psf-price record during the week of June 20 to 27. The freehold property achieved a record-breaking psf-price of $2,555 when a 861 sq ft, two-bedroom plus study unit on the fourth floor was sold for $2.2 million on June 24.

This marks the first time that a resale unit at 1919 has crossed the $2,500 psf threshold, surpassing the previous high of $2,445 psf. This was set when an 818 sq ft, two-bedroom unit on the first floor was sold for $2 million in November 2024.

Developed by Aurum Land in 2012, 1919 is located at 110 Sophia Road in prime District 9. The condo was designed by Park + Associates, featuring architecture that celebrates the charm of historic black-and-white bungalows and shophouses with five-foot roofed walkways.

Recent transactions at 1919 show a rebound in average resale prices after hitting a low in 2018 at $1,955 psf. Today, the average price at the development is estimated to be around $2,290 psf.

Compared to other freehold condos in the Sophia Hills residential enclave, 1919 has a relatively high average resale price. For example, Parc Sophia, a 152-unit development off Sophia Road, typically sees transactions at around $1,750 psf. Sophia Lodge, a 15-unit development on Sophia Road, has resale prices averaging at $1,630 psf.

On the other hand, the newly launched freehold project Orchard Sophia, located next to 1919, commands the highest average resale price of $2,960 psf. As of 2023, it has already sold 63% of its units.

Another development that set a new psf-price record during the week of June 20 to 27 is The Loft at 22 Nassim Road. The 99-year leasehold property achieved a record-breaking psf-price of $2,378 when a 1,346 sq ft, two-bedroom unit on the third floor was sold for $3.2 million on June 26. This surpasses the previous record of $2,362 psf, set in November 2023 when a 753 sq ft, one-bedroom unit on the third floor was sold for $1.78 million.

Located in the exclusive Nassim Hill residential enclave in prime District 10, The Loft is in close proximity to Orchard Road shopping belt, Tanglin lifestyle cluster, and other prime residential enclaves along Cuscaden Road and Orchard Boulevard. It is also close to landmarks such as the Singapore Botanic Gardens and several embassies. Given its prestigious address and prime location, resale prices at The Loft have been increasing steadily over the years.

Lastly, Nathan Place, a boutique 46-unit development in prime District 10, also saw a new psf-price record during the week in review. The unit, a two-bedroom plus study on the third floor, was sold for $2.49 million ($2,203 psf) on June 23, surpassing the previous high of $2,000 psf set in 2021.

Overall, the latest resale transactions data also recorded the sale of a 3,326 sq ft, four-bedroom unit at Sculptura Ardmore for $20 million ($6,013 psf) on June 25. This marks only the eighth condo unit in Singapore to fetch a psf-price of over $6,000.

The forthcoming Sembawang Road EC is set to be a modern and functional development, designed to meet the demands of contemporary living. As seen in other EC projects, the Sembawang EC is expected to consist of various unit types, ranging from two to five bedrooms, with a focus on maximizing space and practicality.
