New Corner Terraced House Chip Hock Gardens Near Gallop Park Asking 11 Mil

In the exclusive neighborhood of District 10, surrounded by Good Class Bungalow areas, lies the serene private housing estate of Chip Hock Gardens. This low-key neighborhood is made up of two streets, Jalan Harom Setangkai and Jalan Kembang Melati, lined with a mix of detached, semi-detached, and terraced houses.

In March 2024, the detached house at 21 Jalan Harom Setangkai was sold for $10.125 million ($1,131 psf), based on a registered document. The buyer, a niche property developer known as Botanic Gardens Development, obtained written permission in October 2023 to construct three two-storey terraced houses on the site. Six months later, in April 2024, approval was granted for the subdivision of the plot into three smaller terraced housing sites, now addressed as 21, 23 and 25 Jalan Harom Setangkai.

As of now, only two of the three terraced houses have been sold, with the third currently on the market. The intermediate terraced house at 23 Jalan Harom Setangkai was sold for $9.53 million ($3,684 psf) in May 2024. The remaining corner terraced house at 25 Jalan Harom Setangkai is now listed at $11 million ($2,937 psf), with a 11% reduction from its previous asking price of $12.38 million ($3,305 psf) in 2024.

The neighborhood has received renewed interest since the reduction in price in early May, according to the appointed marketing agent, Rachel Chan from SRI.

The three terraced houses have five bedrooms each, with three of them being en suite. They span over three levels, including a home lift and car porch that can accommodate five vehicles. The first floor consists of living and dining areas, a powder room, wet and dry kitchens, and a helper’s room, while the second floor features three bedrooms, one of which is en suite. The third level has a wraparound balcony serving the master suite and junior master suite.

Chip Hock Gardens is conveniently located near the Singapore Botanic Gardens and within a kilometer of Nanyang Primary School, with other prestigious schools such as Raffles Girls’ Primary and Secondary Schools, St Margaret’s Secondary School, Hwa Chong Institution, and St Joseph’s Institution also in the vicinity.

However, the semi-detached house is relatively old and likely to be redeveloped. This makes the newly built corner terraced house at 25 Jalan Harom Setangkai a more attractive option with its marginally lower price of $2,937 psf.

Another similar development in the prime District 11 is Anagram Homes at Kheam Hock Road. Since the start of 2024, two homes at Anagram have been sold, with prices ranging from $3,192 psf to $4,268 psf. The remaining homes at Anagram are priced from $9.6 million to $24.7 million.

The landed segment in Singapore has remained strong despite the uncertain economic climate, with increased buying interest and transactions in the first four months of 2024 compared to the same period last year. The prime landed market continues to draw interest from newly minted citizens and affluent local families, with location and proximity to top schools remaining key deciding factors.
